What Must Stay Behind Login

Some fields from the VOW feed cannot be displayed to anonymous visitors. We only show these fields to verified users who have accepted the current VOW terms.

Sale and transaction details

Sold prices, close dates, conditional sale details, purchase contract dates, and similar transaction fields.

Status and price history

Sold, terminated, expired, suspended, leased, and conditional statuses, plus prior prices and price-change history.

Restricted listing details

Full addresses, photos, room details, inclusions, exclusions, and enhanced property data when the listing or field is VOW-restricted.

Agent-side and private fields

Private remarks, showing instructions, internal broker fields, and compensation-related fields are handled conservatively and are not shown to public visitors.

What is IDX vs VOW?

IDX (Internet Data Exchange) allows public display of active listings and approved public fields. This is what you see when browsing without an account.

VOW (Virtual Office Website) provides additional MLS listing data to registered users with verified accounts and accepted terms. This includes historical data, sold prices, and non-active listing statuses when permitted by the rules.

Why These Rules Exist

  • Protect seller privacy for non-active listings
  • Prevent misuse of sold price data
  • Comply with real estate board regulations
  • Ensure VOW data is used by registered consumers with a bona fide real estate interest
